operators ask.

Yes — tenant signage on the storefront entrance is permitted with ownership approval and conformance to property signage standards. We'll walk through the spec on the tour. The Maple Avenue frontage gives you genuine visibility from the road, which most flex parks don't offer.

The site is zoned for flex / light industrial / service uses, which covers a wide range of customer-facing businesses including showrooms, repair shops, fulfillment, and service operations. For specific retail uses, talk to us during the tour and we'll confirm the fit.

This is open space, however, with fitup we can provide clean, professional, and clearly delineated from the drive-in door. The complex is laid out with the storefront entrances facing the parking lot — when a customer pulls up, they see a real business entrance, not a roll-up door. The drive-in is around the corner or on the opposite side, used for back-of-house work.

Yes — units are combinable up to 4,500 SF based on availability. For a larger showroom you might combine two or three 1,500 SF units, which gives you two or three storefront entrances if you want them, or you can absorb additional units as pure back-of-house. Talk to us early about the configuration that makes sense for you.

Interior fit-up (display fixtures, partitions, counters, shelving, lighting upgrades) is tenant responsibility and requires ownership approval. The units come with sealed concrete floors, LED lighting, and finished walls as the starting point. Many retail tenants spend minimally on fit-up because the base finish already reads professional.

50+ spaces across the complex shared among tenants. For most retail/service operations this is plenty; the complex is designed for businesses with steady but not high-volume foot traffic.
