Units are combinable up to 4,500 SF based on availability. This is one of the things that genuinely sets us apart — most flex complexes lock you into a fixed unit. We don't. If you're growing, plan for a combinable adjacent unit when you sign so we can hold it for the right moment.
46 Maple Avenue, Glenville is centrally positioned for the Capital Region — 20 minutes to downtown Albany, 10 to Schenectady, 30 to Saratoga Springs, easy access to I-890 and the Northway. Most other flex options are farther north or out toward Halfmoon. We're closer to where most of the work is.
$2,000/month base rent (modified gross) covers the building, parking, snow removal, exterior, sprinklers, and CAM. You pay your own electric, natural gas, internet, and hot water (separately metered). Outdoor storage if you take it is $125/month per space. No CAM reconciliation surprises at year-end. Most contractor tenants run an all-in number of around $2,300–$2,500/month for a single 1,500 SF unit with utilities.
