Bays built around vehicles, not warehouse stock. Detailing, ceramic coating, PPF, custom builds, restoration, classic car storage, motorcycle work — the kind of operations that need a real drive-in, real amperage, and a real bathroom. Plus a storefront entrance for customers and a place outside to queue work.

SECTION 01 / WHY HERE

Detailing isn't
warehouse work.

Auto operations have their own set of requirements that most flex space ignores. You need amperage for lifts and induction tools. You need a floor that handles fluids without staining permanently. You need ventilation and natural light. You need a door that fits what's actually being worked on. And you need customers to be able to find you and walk in — not call from a parking lot trying to figure out which bay is yours.

What an auto bay needs.

Real 3-phase power — single-phase chokes the moment you put a two-post lift and a compressor on the same circuit. A floor that won't stain on the first oil drop. Doors that fit pickups, SUVs, and the occasional dually without scraping a mirror. Outdoor space to stage queue and customer vehicles between intake and delivery.

Every bay at Workshops @ Glenville is purpose-built for that. And every unit has a customer-facing storefront entrance, so the shop runs like a real business — not just a back-alley operation.

What you get standard.

  • 100Amp 3-phase power
  • 12'x12' drive-in doors
  • Storefront entrance for customers

Compared to typical "garage bays."

Typical mini-warehouse / garage rental

SECTION 03 / FAQ

Questions auto shops
actually ask.

Yes, with ownership approval and a qualified installer. The 12' clear ceiling height accommodates most standard two-post lifts. Bring the specs to the tour and we'll walk through the install plan — anchor pattern, power feed, ceiling-to-lift clearance.

Not by default. Booths and dedicated venting would be tenant-installed and require approval — let's discuss your specific operation. For detailing, ceramic coating, and PPF, the existing HVAC handles typical needs.

Yes — that's actually a key advantage here. Every unit has a storefront entrance facing the parking lot, so customers can find your bay and walk in. The complex is laid out for customer-facing operations, not just back-of-house storage.

Yes, with outdoor storage at $125/month per space, as available. Common uses: queue vehicles between intake and work, completed vehicles awaiting pickup, classic car short-term storage. Lot is secured and well-lit overnight.

12' wide by 10' tall is sized for pickups, SUVs, full-size vans, and most box trucks. Dual-rear-wheel pickups (duallys) fit through fine. Some lifted trucks and high-clearance vans may need to be measured — bring dimensions to the tour and we'll confirm against the actual door.

Tenant signage is permitted on the storefront entrance with ownership approval and conformance to property signage standards. We'll go over the rules at the tour. The Maple Avenue frontage gives you genuine visibility from the road.
